Buying property?
Describe the property and the situation. We will check the documents, the registers and the seller, and warn you about the risks while the money is still yours.
WHAT MATTERS
Why the checks have to come before the deal
Registers
Freezes, mortgages, prohibitions
Encumbrances show up only in register extracts. Once the contract is signed and the money handed over, someone else debts become your problem.
The seller
Title and its history
Hidden co-owners, heirs, forged powers of attorney, children rights: the classic reasons why deals are later challenged in court.
Deposit
Do not hand it over without a contract
Money handed over on a promise or a simple receipt is hard to get back. The form and content of the document decide everything.
The information is stated in general terms. An accurate risk assessment comes from reviewing the documents of the particular property.

CHECKLIST
Checks before you buy: 5 steps
01
Order an extract from the State Register of Property Rights: who the owner is, whether there are freezes, mortgages or prohibitions. That is the minimum before any money changes hands.
02
Check the history of ownership transfers. Frequent resales over a short period are a classic sign of a problem property.
03
Verify the seller: documents, marital status and the spouse consent, children rights, court cases and debts in the registers.
04
In a new build, check the developer: the land documents, the construction permit, the reputation and the state of its previous projects.
05
Do not hand over a deposit without a written contract setting out clear terms for its return. A receipt scribbled on the spot will not protect your money.
CLEAR AND STEP BY STEP
How we work
01
Consultation and document review
We listen to what you need: a purchase, a sale or a dispute. We look at the documents and say honestly where the risks are and what the prospects look like.
02
Checks and strategy
We obtain the register extracts and check the property, the seller or the developer. We propose a safe structure for the deal or a plan for the dispute.
03
The deal or the court
We attend the signing at the notary or run the case in court: claim, evidence, expert reports, hearings without you attending.
04
Result and registration
We finish with registration of the title in the State Register. You get the documents and a clean legal history for the property.
QUESTIONS AND ANSWERS
Frequently asked questions about property
At minimum: an extract from the property rights register (owner, freezes, mortgages), the history of ownership transfers, the seller identity and the spouse consent, any debts attached to the property, and for a new build the developer land and construction documents. Best of all, have a lawyer look at the documents before any money changes hands.
The notary checks the formalities as at the moment of the deal, but does not analyse the property history, the risk of the deal being challenged, or whether the contract terms serve you. A lawyer works for you: finding the reasons the deal could be challenged and removing them before signing.
First we record the delay and send a claim letter. After that, depending on the contract: a penalty, termination with your money returned, or establishing title through the court. The earlier you start, the better the chance of getting the money back while the developer is still solvent.
The route depends on the building and on the land documents: the construction amnesty, permit procedures, or the court. First we analyse what has been built and on what land, then we choose a route to legalisation that will actually work.
Yes, through the court: where the rights of co-owners or children were breached, documents were forged, the seller had no right to sell, or the deal was a sham. Limitation periods are short, so it is not worth waiting.
At first instance, usually from a few months to a year or more, depending on complexity and expert reports. Some disputes can be closed by settlement much faster. We give a more precise estimate after reviewing the documents.
OUR EXPERIENCE
Examples of property cases
✓ DEAL SAVED
The check revealed a freeze and a mortgage
Situation: the client was buying a flat on the resale market and was about to hand over the deposit.
Actions: we checked the registers and the history of the property, found a freezing order and an undischarged mortgage, and stopped the payment.
Result: the encumbrances were removed and the deal went through safely. The client lost neither the deposit nor the flat.
✓ MONEY RETURNED
The developer was two years late
Situation: the building should have been handed over two years earlier; the developer kept pushing the dates back and feeding the client promises.
Actions: we recorded the delay, prepared a claim letter and filed a claim to terminate the contract.
Result: the contract was terminated and the money paid was returned to the client.
✓ TITLE ESTABLISHED
Ownership recognised by the court
Situation: the client had used the house for decades, but the title documents had never been drawn up.
Actions: we gathered evidence of possession and upkeep of the house and prepared a claim to establish title.
Result: the court recognised the ownership and the house was registered to the client.
Cases are anonymised. Every case is individual, the outcome depends on the specific circumstances and is not guaranteed.
